The latest trend in real estate marketing has been the wide adoption of digital sales tools by brokers and agents. For the longest time, they have used static brochures, basic renders, and the developer's reputation and past projects to sell properties. While it may have worked in the past, it isn't enough anymore to convince the buyer and make them invest in your property. But with the transition to digital sales tools, it has become possible to experience properties that haven't even finished developing.
What are Digital Sales Tools for Real Estate Brokers?

As the name suggests, digital sales tools are hardware or software used by real estate brokers to sell properties faster and improve sales. These are similar to traditional brochures or floor plans in the sense that their purpose is to help buyers get a better idea of the property. However, they use different interactive technologies like 3D modelling, AR, VR, and more to create digital versions of the property that buyers can engage with to better understand its features.
Some of the most common digital sales tools that real estate agents, brokers, and channel partners use include 360-degree virtual tours, 3D visualization walkthroughs, virtual sample flats, and vicinity mapping systems, to name a few.
With traditional property marketing tools, a lot of the burden of understanding the property comes down to the buyer's imagination. Thus, a salesperson ends up repeatedly explaining the same features of a property to ensure they are on the same page. However, when a digital sales tool is used, the buyer doesn't have to imagine, as the software visualizes the features for them. As such, what they see is what they invest in.
Why Real Estate Brokers Need Digital Sales Tools
Improves Channel Partner Enablement in Real Estate
Channel partner enablement is the process of ensuring that developers provide real estate brokers, agents, and sales teams with the latest and most relevant versions of all marketing materials, content, training, and sales tools. With digital sales tools, this process becomes easier, as the developer can integrate CRM systems to ensure that the tool is always updated with the most recent versions of digital twins, the list of available units, any changes in pricing, and more. It helps everyone be on the same page and ensures that none of the parties use any outdated materials for their pitches. This also helps track and convert leads better.
Keeps Buyers Engaged
Buyers often hesitate to purchase a property because they don't know much about it. This becomes a problem especially when it is still under construction or doesn't have a physical show flat available. In such cases, a brochure isn't enough, as just reading about a property's features can't convince them. But with digital sales tools, the lack of understanding is no longer a problem.
Digital Twins help buyers visualize what the exteriors, interiors, and amenities of a property should look like once the development is complete. Add 360-degree virtual tours to it, and the buyer gets to move the camera around and get similar movements as if they were exploring a flat in person. Some advanced digital sales tools even offer features like window view simulation, which lets them simulate how the view outside their balcony or window would look during a sunny, rainy, or windy day.
Increases Accessibility to Remote Buyers
Another major advantage that digital sales tools give to real estate brokers is that they make pitching properties remotely easier with the help of virtual tours. Traditionally, a buyer has to visit a show flat in person. However, this is a problem for interested buyers who don't live anywhere near the show flat. As such, it requires them to schedule a visit. This creates friction as it not only demands their effort but also time and money. All of this just for a possibility that they may end up liking the property.
However, when a broker offers a virtual tour, it saves the buyer from having to travel to the physical site. They can schedule a walkthrough tour at their convenience. The best part is that digital sales tools use 360-degree walkthroughs that are rendered in real time. Thus, they aren't watching a video and can control how they explore the property. Thus, even though the buyers are experiencing the property remotely and digitally, they still get to experience it in a way as if they were checking it out in person. Thus, they can confidently make purchase decisions.
How Our Digital Sales Tools Helped Out Our Client's Brokers

L&T Ahana - Malad
L&T Realty's latest project, L&T Ahana, has a lot of features to offer to buyers and stakeholders. Be it the premium 2, 3, and 4BHK residences, strong connectivity thanks to it being located near the Western Express Highway and Kurar Metro station, or even how it elevates the residents lifestyle with over three levels of amenities. However, these features only get to shine when the sales team can properly highlight them. Which is why they used our custom digital sales tool, Spaci, to help buyers visualize better.
We offered a completely digital experience and came up with three solutions: a Holographic architecture visualization installation that replaced a physical scale model to showcase the project's complete facade. It also let them check the ground-floor, podium, and podium-level indoor amenity views. Immersive motion posters to showcase roughly 15 key amenities in a large format and consisted of cinematic visuals.
Next we had the VR Show Flat Experience. This made use of Virtual Reality to help buyers understand the scale, depth, and spatial experience of an apartment. The buyers could take full 360-degree virtual tours here to experience the flat in its entirety. The VR show flat also included all four directional views so that the buyer could easily differentiate between the north-, south-, east-, and west-facing apartments and what they looked out towards.
The adoption of this digital sales tool led to:
- 100+ VR demos over opening weekend
- 100% VR adoption
- 0 physical show flat requirement
- Over 30 minutes of buyer engagement
- 15+ amenities visualized
Ajmera Manhattan - Wadala

For Ajmera's Ajmera Manhattan in Wadala, the objective was to create a sales experience that doesn't rely on static presentations and instead offers an immersive, self-discovery-led journey for buyers. This project offered buyers Manhattan-inspired architecture, Sion-Wadala connectivity, and, in general, improved residents' quality of life. Thus, we created a unified immersive experience center that combined large-format LED environments, projection-led storytelling, interactive iPad controls, and synchronized audiovisual systems. The experience was divided into 2 zones.
- Zone 1 - Ajmera Legacy & Location Experience: The first part of the experience revolved around Ajmera's history. We made a conventional real estate timeline of years, milestones, and projects; the team developed a contemporary animation language to communicate history without making it feel like a timeline. The legacy narrative was structured into two films, approximately two minutes and five minutes, allowing it to adapt to different customer journeys. The second part of the experience showed buyers the evolution of Sion-Wadala, highlighting connectivity, infrastructure, and future development, including Atal Setu. The team created a projection-led spatial experience around a custom concave projection table.
- Zone 2 - Lifestyle Immersive Room: This zone focused more on showcasing all of the features that the property had to offer. The experience presented its six towers, seven-acre unified podium, Manhattan-inspired architectural language, architecture, amenities, wellness, sustainability, quality of life, and community living. Another highlight here was the New York-inspired lampposts, gates, and lobbies, and how the podium supports everyday life. It made use of two distinct display formats: a 28-ft C-shaped LED surrounding the customer’s peripheral field and a custom butterfly LED serving as a secondary information layer. The initial physical rotator was replaced with a digital rotator within the iPad interface, giving customers direct control over individual topics. Selecting a touchpoint triggered corresponding content across the butterfly and C-shaped LED.
The project resulted in:
- 500+ families engaging with the experience center monthly.
- The digital sales tools being integrated into the core sales journey as a mandatory experience.
- A total of 10 people can experience the immersive zones simultaneously.
To sum it up, digital sales tools are any hardware or software that real estate brokers or agents use in place of traditional brochures, floor plans, or other marketing materials to sell property. These tools usually consist of digital twins, virtual walkthrough tours, and more. Developers and sales team need them because it helps improve channel partner enablement, keep buyers engaged, and make remote sales possible. But just knowing about digital sales tools isn't enough for developers to actually benefit from them. These tools only work as intended when they are custom-made to match the property a developer is working on. This is where clients should work with V-Estate. We provide them with the perfect hardware solutions and fine-tune the content so that it can make use of things like LED screens, custom IoT solutions, and more to the fullest. We even offer them Spaci, our native digital twin software, which we develop from scratch for each project so that the client can proudly showcase their property virtually. Book a demo now!
