To ensure prospective buyers experience this vision firsthand, Runwal Realty created a dedicated Experience Centre — a hybrid of physical, digital, and sensory storytelling. This centre redefined how luxury real estate is presented and sold, setting a new benchmark for immersive sales experiences in India.

Zone 1

Architectural and Design Storytelling

Created detailed scale models of the twin towers, showcasing the offset design that maximises dual landmark views the Bandra-Worli Sea Link and Mahalaxmi coastline.
Highlighted the bronze façade innovation, using mock-ups and texture boards to show how metallic fibre finishes reflect light throughout the day.
Dedicated zones to demonstrate residential layouts, private lobbies, and expansive terraces, ensuring clients could visualise proportions and finishes.

Zone 2

Immersive Landscape Experience

Partnered with STX Singapore to translate the podium’s “Life at Raaya” theme into experiential zones within the centre.
Integrated cascading water features, forest zones, butterfly gardens, and treehouses into scale models and digital storytelling.
Used VR-style walkthroughs to simulate how the landscapes evolve every 20 steps, reflecting constant variation in experience.

Zone 3

Technology Integration

Installed a large wooden scale model embedded with 2,000+ IoT-enabled diodes, linked to iPads that light up amenities when selected.
Designed an 18 ft × 8 ft curved LED screen powered by Unreal Engine 5.4, delivering photorealistic renderings with Lumen lighting and Nanite polygon optimisation.
Built a custom looping system for motion posters and exterior mini-maps, ensuring lag-free performance and smooth navigation.
Added interactive floor plans with pinch-to-zoom features, allowing buyers to explore layouts digitally rather than relying on static blueprints.
Deployed private pods with 65” and 85” LG 4K displays, JBL immersive audio, and real-time visualisations for personalised consultations.

Sensory & Emotional Engagement

Created material boards with actual samples of flooring, façades, wood finishes, and glass panels.
Simulated views using projection mapping, letting clients see sunrises, sunsets, and city lights from Raaya’s decks.
Integrated soundscapes and curated lighting effects to mirror time-of-day moods.
